TAMS 3 Grant for a Steel Shed in Ireland: What’s Available in 2026

The tams 3 grant farm shed and steel shed in Ireland is the single biggest reason most new agricultural sheds get built. Between 40% and 60% of the cost can come back to the farmer through grant funding, which turns a €40,000 build into a €16,000–€24,000 actual outlay. If you’re planning a new shed — or replacing the roof on an existing one — understanding how TAMS 3 works isn’t optional. It’s the difference between a project that pays for itself and one that doesn’t.

We work with farmers going through the TAMS process all the time at Sullivan Steel, and the same questions come up on every job. This guide walks through what TAMS 3 actually covers for steel sheds in 2026, what the grant rates are, the new shed roof replacement scheme that opened in December 2025, and where farmers most often trip themselves up.

What Is the TAMS 3 Grant for a Steel Shed in Ireland?

TAMS 3 — the Targeted Agricultural Modernisation Scheme, third iteration — is the main Irish government grant scheme that funds farm buildings and equipment. It’s run by the Department of Agriculture, Food and the Marine and runs from 2023 to 2027 with a total budget of €370 million.

The scheme funds capital investments on farms, including new buildings, slurry storage, equipment, and — as of late 2025 — replacement of existing shed roofs under the Farm Safety measure. For a steel shed in Ireland, TAMS 3 typically covers between 40% and 60% of eligible costs, up to an investment ceiling of €90,000 per holding (or €160,000 for registered farm partnerships).

TAMS 3 Grant Rates for Steel Sheds in Ireland

Not every farmer gets the same rate. The TAMS 3 grant for a steel shed in Ireland depends on which sub-scheme you apply under. Here’s how it breaks down:

  • Standard rate (most farmers): 40% — under the Animal Welfare and Nutrient Storage Scheme (AWNSS), Tillage Capital Investment Scheme (TCIS), or Pig and Poultry Capital Investment Scheme (PPIS)
  • Young Farmer rate: 60% — under the Young Farmer Capital Investment Scheme (YFCIS), for farmers under 41 with the required Green Cert or equivalent
  • Women Farmer rate: 60% — under the Women Farmer Capital Investment Scheme (WFCIS), for women farmers aged 18–67
  • Organic Farmer rate: 60% — for participants in the Organic Farming Scheme; 40% for other licensed organic operators
  • Farm Safety rate: 60% — including the new shed roof replacement grant launched December 2025
  • Solar Capital Investment Scheme: 60% — separate ring-fenced ceiling of €90,000 for solar PV on farm buildings

The minimum eligible investment is €2,000 per application. The maximum is the €90,000 ceiling (or €160,000 for partnerships).

The New TAMS 3 Shed Roof Replacement Grant

This one is worth flagging because it’s brand new and a lot of farmers haven’t caught up to it yet. In December 2025, Minister for Agriculture Martin Heydon announced that grant aid for replacing shed roofs is now available under the Farm Safety measure of TAMS 3.

The reasoning is straightforward — Ireland’s been hit by increasingly severe weather events, and a huge number of farm sheds have roofs that aren’t structurally up to it. The new scheme funds roof replacement at the 60% Farm Safety rate, making it dramatically more affordable to re-sheet an aging shed before the roof actually fails.

A few things to know about the shed roof grant:

  • It opened for applications under Tranche 11 in December 2025 and continues through 2026 tranches
  • Ventilation and planning requirements are part of the specifications
  • If the stanchions (vertical supports) or rafters aren’t being replaced, a chartered engineer’s report is required to confirm they’re sound enough to carry the new roof
  • Either full planning permission or a declaration of exemption is required for the application

For farmers with sheds built in the 1980s and earlier, this is a genuinely significant change. A €20,000 re-roof job that previously had no grant support now potentially has €12,000 of it covered.

How to Apply for a TAMS 3 Grant for a Steel Shed

The application process for a TAMS 3 grant for a steel shed in Ireland is online via agfood.ie and runs in tranches (application windows) of roughly three months each. Here’s the sequence:

  1. Decide which sub-scheme fits. This matters — applying under the wrong scheme can’t be changed later. You’d have to reapply. Talk to a Teagasc adviser before submitting if you’re not sure.
  2. Get planning permission sorted. Most agricultural sheds inside the exemption limits don’t need full permission, but you may need a Section 5 declaration of exemption. This must be done before the TAMS application. (See our guide to planning permission for steel sheds in Ireland for the rules.)
  3. Get contractor quotes. TAMS uses reference costs — pre-set figures for each item — but you still need supporting quotes that demonstrate your project is realistic and complete.
  4. Submit the application during an open tranche. 2026 tranches close on March 6, June 5, September 4, and December 4. Applications submitted within a tranche are ranked and selected after the tranche closes.
  5. Wait for written approval. Do not start work before approval. This is the single biggest mistake farmers make. If you start before approval, you’re disqualified and the whole application is wasted.
  6. Complete the work within the timeframe — typically 12 months for buildings — and submit your payment claim with invoices and proof of payment.

Common Mistakes That Lose Farmers the TAMS 3 Grant

A few things we see go wrong regularly:

Starting work before approval. It bears repeating because it happens often. Even pouring a concrete base before TAMS approval can disqualify you. Wait for the letter.

Applying under the wrong scheme. A young farmer applying as a standard farmer loses 20% of grant rate (40% instead of 60%). That’s potentially €18,000 on a €90,000 ceiling. Getting the right scheme matters.

Reference cost vs actual cost mismatches. TAMS pays based on reference costs, not actual quotes. If your quote is wildly above reference, you’re paying the difference out of pocket. Get this sanity-checked before committing.

Missing the planning step. No Section 5 or planning permission, no TAMS approval. Sort planning first.

Hitting the ceiling without realising. If you’ve benefitted under TAMS 2 or earlier, your TAMS 3 ceiling resets — but only once. Spending €60,000 of your €90,000 ceiling on slats and milking equipment leaves you only €30,000 for a shed.

Working With a Contractor on a TAMS 3 Project

A few practical things about working with a steel contractor on a TAMS 3 shed:

The contractor must be eTC-registered for some schemes. Contractors register with the Department via the eTC system, which lets them access farmer applications electronically. Sullivan Steel is set up to work with farmers going through the TAMS process — your application can reference us as your contractor without us needing additional sign-off on each project.

Quotes need to match TAMS specifications. TAMS has detailed specifications for things like cladding gauge, purlin spacing, ventilation, and concrete depths. A contractor who works with TAMS regularly will quote to those specs as standard. One who doesn’t may give you a cheaper number that doesn’t qualify.

Timing matters. Once your TAMS approval comes through, you’ve typically got 12 months to complete the work. Steel contractors book up — particularly through summer and autumn — so getting on the books early matters.

The Bottom Line on the TAMS 3 Grant for Steel Sheds in Ireland

If you’re a working farmer planning a new shed, a re-roof, or a major upgrade, the TAMS 3 grant for a steel shed in Ireland is almost certainly worth applying for. At 40–60% grant rates, it’s one of the most generous capital grant schemes available to Irish farmers, and the new shed roof replacement grant opened in December 2025 is a real game-changer for anyone with a 1980s shed that’s seen better days.

The application process takes time and requires getting the details right — but on a €40,000 build, recovering €16,000–€24,000 is worth the paperwork.

If you’re at the stage of planning a TAMS-funded shed and want a contractor’s perspective on the build, get in touch with Sullivan Steel. We’ll quote against TAMS specifications, give you accurate figures for your application, and tell you straight whether what you’re planning fits the scheme.
